Middle-income housing developer DMCI Homes Inc. hopes to increase its sales for the year by a fifth of last year’s as the company rides on the improving property market environment.

Alma A. Florendo, DMCI Homes project development head, said the company generated P18 billion in reservation sales last year, up from the company’s average annual sales of P14 billion in the past years.

With the company’s focus on the upper-middle income segment of the market, DMCI Homes expects to achieve significant growth.

DMCI Homes yesterday unveiled its second project for the year, One Castilla Place in Barangay Valencia, Quezon City, near the university belt on Aurora boulevard and the Ortigas business center.

One Castilla is near exclusive schools such as Xavier School, La Salle Greenhills, and St. Paul College Quezon City. It is also very near medical institutions such as St. Luke’s Hospital Quezon City and Cardinal Santos Memorial Hospital.

The 30-storey condominium is offering 693 one-, two-, and three-bedroom units at sizes ranging from 40 to 80 square meters. The project is targeted for start-up families.

Units are priced at P62,000 per sq m. A one-bedroom unit costs P2.5 million, a two-bedroom unit, P3.2 million, and a three-bedroom unit, P5 million. Buyers can purchase units with a 20 percent down payment.

One Castilla Place will rise on a 5,600-sq. m. property with footprint limited at 33 percent of the land.

Florendo said DMCI Homes still has to launch five more projects until the end of its fiscal year in November.
