414-M in mass housing projects gets gov’t perks

The Board of Investments (BoI) approved three mass housing projects with a combined cost of P414 million for fiscal incentives under the 2007 Investment Priorities Plan (IPP).

The proposed activities were qualified to avail of income tax holidays (ITH) on a non-pioneer status. Plainview Heights Properties Inc. that intends to put up Bonifacio Residences in Mandaluyong City estimates the cost of its project at P261.7 million.

The Property Company of Friends Inc., meanwhile, registered two housing projects, the Summit at Ridgecrest in Imus, Cavite with investments valued at P105 million, and the Amandala Village in Carmona, also in Cavite amounting to P48 million.

The Summit Ridgecrest offers a 396-unit low-cost mass housing project located in a 60,816-square meter property in Barangay Pasong Buaya II in Imus. The developer intends to sell each unit at P1.7 million.

A model has an average size floor area of 110 sq. m. with lot size of 80 sq. m. Each unit has provisions for four bedrooms, three toilets and bath already tiled, a living room, dining area, multi-purpose area, tiled kitchen counter with stainless sink, laundry service area and provision for two-car garage and front lawn.

The Amandala Village, on the other hand, is composed of 209 housing units situated on a 32,2655 sq. m. property. It carries two types of residential units, the Bali House model and the Pines SA house model which has a floor area of 72 sq. m. with a lot average size of 80 sq. m.

Each unit provides for three bedrooms, two toilets and a bath already tiled, dining area, tiled kitchen counter with sink, laundry area and a space for one-car garage and front lawn. Selling price is at P1.3 million a unit.

The Pines-SA House mode, meanwhile, has a floor area of 60 sq. m. with a lot average size of 80 sq. m. Each unit provides spare for three bedrooms, two toilet and baths already tiled, a living room, dining area, tiled kitchen counter with kitchen sink, laundry area and provision for two-car garage and front lawn. A unit is priced at P1.1 million. The proposed projects are expected to create job opportunities for 341 Filipinos during construction period and pre-selling activities which have already started in February this year.

The Plainview Property’s Bonifacio Residence project involves the construction of 184 low-cost housing units located in a 1,484-sq. m. property in Mandaluyong City. Units price ranges from P1.527 million to P2.584 million.

It includes studio type or one-bedroom units with average floor areas of 31.32 sq. m. and two-bedroom units with average floor area of 53.84 sq. m. The project has committed to create jobs for 195 workers during the construction period and pre-selling activities which have already started in March this year.
