Filipino firm Proxima Centauri Realty Development Corp. (PCRDC) is investing P643 million for the development of an information technology (IT) park in Bacolod City, a report of Philippine Economic Zone Authority (PEZA) director-general Lilia de Lima to Trade secretary Peter B. Favila said.
Bacolod City has been identified as one of the 10 next wave cities, or areas being prepared as IT-business process outsourcing locations for investors. Like the rest of the next wave cities, Bacolod was chosen for the availability of talents, infrastructure, business environment, efficiency, crime rate, bureaucracy, and cost of rental and salary.
Covering 11.94 hectare hectares in Barangay Mandalagan, Central District IT Park is a well-planned business development center which would house office towers, residential office buildings, commercial and retail strips and other support facilities.
In the report, De Lima said the land development of the proposed IT park starts this month and is expected to be completed in December 2010.
Subsequently, construction of office towers, commercial establishments and other support facilities will begin in January 2010 until 2015.
Of the entire area proposed as IT Park, De Lima said PCRDC allotted an IT dedicated block with an area of 4 hectares.
This will be offered to prospective IT building developers which shall then be registered with PEZA as IT facilities enterprises.
The Filipino company registered with the Securities and Exchange Commission in June 2008.
The Philippine National Bank was the registered owner of the 101,373 square meters of the total lot area. The bank executed a deed of absolute sale with PCRDC on Aug 22, 2008.
The firm highlighted the advantages of the area to would-be locators.
With the land classified for commercial use, the IT park is near the ports of Banago, BREDCO, and Pulupandan as well as the New Bacolod-Silay airport.
It also offers offsite infrastructure, facilities and utilities essential for an IT park. Telecommunication services are provided by PLDT, Smart and Bayantel while power is sourced from the Central Negros Electric Cooperative or CENECO. Bulk of the area or 34 percent would be dedicated to IT while the rest would be for common utility area/parks/lagoons, 40,500 sq.m; buffer zone/open spares, 17,944 and commercial area 20,500 sq.m.
