BANKING on its view and proximity to the city, Genvi Development Corp. reported it has already sold 80 percent of its lots for one of their phases at the Monterrazas de Cebu.
Augusto Villalon, president of Genvi Development Corp., said yesterday the panoramic views of Metro Cebu and its nearness to the city center are their main selling points in marketing the North Ridge and the Peaks, which are small communities all within the Monterrazas de Cebu property in Guadalupe, Cebu City.
After taking over development of the 210-hectare property from Landco Pacific Corp., Villalon said they are on schedule. He assured lot owners they can start building their homes by the first quarter of next year.
He said they are finishing the concreting of roads and the installation of utilities.

While they stuck to the original concept that they had with Landco, Villalon said they had minor additions that would add value and quality to their lots, such as placing electrical wiring underground instead of overhead.
Villalon said their roads are “just a little bit wider” than what is required by the Housing and Land Use Regulatory Board (HLURB), with main roads measuring 15 meters and side roads measuring 12 meters.
Yesterday, Genvi Development Corp. held a groundbreaking ceremony for the construction of the North Ridge Pavilion, a recreation facility for the North Ridge community inside the Monterrazas de Cebu.
Villalon said parts of the pavilion will be serviceable by December while its target completion will be the end of the first quarter.
The North Ridge has 167 lots ranging from 350 to 450 square meters each while the Peaks has 110 lots ranging from 700 to 1,000 square meters. Lots at the Peaks are sold at 16,500 per square meter.
The development is 350 meters above sea level and is made up of eight “east-oriented hills”, which they claim, is good for feng shui.

In one side of the project, people can view the city center all the way to Bohol Province. The other side of the project offers a clear view of the Buhisan mountain.
While Genvi is selling only the lots, they are encouraging lot owners to adopt a Filipino-modern design.
Villalon said they have not begun reviewing designs yet but said a committee will have to approve designs to make sure subdivision guidelines such as easement regulations are met.
He said they are requiring homeowners to leave a two-meter distance from the fence and a five-meter distance from the road.
He added that they will soon open a third community within the development called The North Vale, which will have lot sizes that are 300 square meters.
About 80 percent of The North Ridge lots have been sold while a smaller percentage has bought lots in The Peaks.
Most of the buyers are locals who are professionals or entrepreneurs.
“Many of them are building their first home,” Villalon said.
